Due Diligence.

We are selling the properties from inventory "as is". You must review:

A. Title:
* Check TSG (Trustee Sale Guarantee) certificate, if available.
* Check for back taxes, as they are the Buyers responsibility. The County Treasurer has a website and a phone call in system.
* Check, all schedule B items on PTR (Preliminary Title Report) if available.
* Check for undisclosed bankruptcies.
* Check for IRS and AZ Dept. of Revenue liens.
* Check for HOA and Mechanic liens. The County Recorder also has a website where recorded documents might be available.


B. Physical Structure:
* Inspect the exterior (occupied).
* Inspect the interior (Access to Property).
* WE DO NOT PROVIDE ACCESS TO OCCUPIED HOMES.

The property has not been occupied by the Seller.
* Risk of eviction and occupant damage.


C. Value:
