The price on the listing is "net to seller". The standard escrow-closing
period is less than FIFTEEN (15) calendar days from acceptance of the offer.
No offer is considered accepted until both an acceptable offer/contract
has been signed by both parties and Two Thousand dollars ($2000.00) non-refundable
earnest money deposit in certified funds has been delivered to the seller.
All deposits to be made with certified checks & money orders only made
payable to the seller (call me for the seller name). All offers will be
negotiated in the order they are received. We have someone available during
business hours (8:00a.m. to 5:00p.m., Monday through Friday) to receive
these offers or you can fax me your offer to (480) 593 3776

Cash Purchase
If you have the capability to purchase the property for cash, all you must
do is bring in a Cashier’s Check for the full amount as described
on the website for the property that you are interested in. We will simply
draft a Special Warranty Deed to transfer the property to you or your company.

Two Forms of EZ Financing
EZ Lender Financing
This financing is offered with 15% to 20% down, and allows you to hold title
to the property, AND the lender will provide you with a Note and Deed of
Trust. All that is required to purchase in this manner is to bring in the
required down payment as per the lender. He will have you sign the proper
documents, and, in turn, give you ownership to the property. You may contact
the lender for his lending terms by e mail at money@azequity.com.
The lender and his staff are conveniently located in our office so that
we can be a one-stop shop for all of your investment needs.
Option to Purchase Real Estate
This type of transaction allows the Purchaser to tie up a property without
holding Title for up to 6 months with as little as 10 percent down. Please
contact me or the lender at money@azequity.com for terms and conditions of financing available. The difference between
this and EZ Lender Financing #1 is that you only own an Option to the property
and do not hold Title to the property. Many of our investors find that this
is a very convenient way for them to get into the property, repair it, and
in turn, flip it to their retail buyer without ever actually physically
owning it, and still being able to reap the rewards and profits that potentially
come with a good real estate investment exchange. This is also often more
attractive to some of our newer investors as it requires less money down
than Financing Option #1.
